These Terms of Service (“Terms”) are a legally binding agreement between you (“you” or “your”) and Katasa Group + Development (“Katasa,” “we,” “us,” or “our”). By accessing or using our website at katasa.ca, scheduling a visit, signing up for offers, or submitting an inquiry, you confirm that you have read, understood, and agree to be bound by these Terms.

Katasa Group + Development builds, owns, and manages apartments, 50+ apartments, certified private seniors’ residences, a mobile home park, and commercial, office, and retail properties. Individual properties may be owned by affiliated companies or partnerships. Our head office is located at:

2. Use of the Website
You agree to use the website only for lawful purposes and in a manner consistent with these Terms. You shall not:

No Content may be reproduced, distributed, modified, or otherwise used without our express prior written consent.
4. Leases and Residence Agreements
These Terms do not constitute a lease. Any residential lease is governed by a separate written lease under the Civil Code of Québec or other applicable law. Services in our private seniors’ residences are governed by the lease and its mandatory schedules. Commercial and retail tenancies are governed by a separate written lease. If these Terms conflict with a signed lease, the lease prevails for matters relating to the tenancy. Nothing on this website constitutes an offer to lease.
5. Listings, Pricing and Availability
All rental rates, square footages, floor plans, renderings, amenities, services, unit availability, and other property information on this website are provided for information only and may change at any time without notice. Renderings are artistic representations and may differ from the completed property. Final terms are confirmed only in a signed lease. Special offers are subject to their own conditions.
6. Inquiries and Visits
Submitting an inquiry or booking a visit does not create a binding obligation or guarantee the availability of any unit or space. Bookings are subject to confirmation by our team, and we may reschedule or cancel a booking, in compliance with applicable law, including the Charter of Human Rights and Freedoms (Quebec).
7. Third-Party Links and Services
This website may contain links to third-party websites or services, including the individual websites of our properties, forms, booking tools, and social media platforms. We are not responsible for their content, privacy policies, or practices, and your use of them is at your own risk.
8. Disclaimer
The website and its Content are provided “as is” and “as available.” To the extent permitted by law, we make no warranty that the website will be uninterrupted, error-free, secure, or free of viruses or other harmful components, or that its Content is complete or current.
9. Limitation of Liability

To the extent permitted by law, you agree to indemnify Katasa and its affiliates against claims, losses, and expenses (including reasonable legal fees) arising from your violation of these Terms or of any law or the rights of a third party.
11. Governing Law and Disputes
These Terms are governed by the laws of the Province of Quebec and the federal laws of Canada applicable therein. Subject to any rights you have under consumer protection law, any dispute relating to these Terms or the website falls under the jurisdiction of the courts of the judicial district of Hull (Gatineau), Quebec. Disputes relating to a residential lease in Quebec are heard by the Tribunal administratif du logement, as applicable.
12. Language
These Terms are available in French and English. Both versions have equal value.
13. Privacy
Your use of the website is also governed by our Privacy Policy, which forms part of these Terms.
14. Changes to These Terms
We may modify these Terms at any time. Changes take effect when posted on this page with an updated “Last Updated” date. Your continued use of the website after changes are posted constitutes your acceptance of them.
15. Severability
If any provision of these Terms is held invalid or unenforceable, the remaining provisions remain in full force.
